General Terms & Conditions – AVENA Suites

1. Booking & Payment
- A reservation is confirmed upon receipt of a deposit of 30% of the total amount.
- The remaining balance must be paid upon check-in.
- We accept cash, credit cards, and bank transfers.

2. Cancellation Policy
- Free cancellation up to 14 days before arrival.
- For cancellations within 14 days of arrival, 50% of the total amount will be charged.
- In case of no-show, the full amount will be charged.

3. Check-in & Check-out
- Check-in: from 3:00 PM
- Check-out: by 11:00 AM
- Late check-out is subject to availability and may incur an additional fee.

4. House Rules & Guest Responsibilities
- Guests must follow the house rules, including quiet hours from 11:00 PM to 8:00 AM.
- Smoking is not allowed indoors but permitted on balconies and outdoor areas.
- Pets are not allowed.
- The registered number of guests per apartment must not be exceeded.
- Parties and loud gatherings are strictly prohibited.
- Guests are responsible for any damages caused during their stay.

5. Liability & Security
- AVENA Suites is not responsible for loss, theft, or damage to personal belongings.
- Guests must ensure that doors and windows are locked when leaving the apartment.
- The use of the pool and common areas is at the guests' own risk. Children must always be supervised.

6. Force Majeure & Extraordinary Circumstances
- AVENA Suites is not liable for cancellations or disruptions due to natural disasters, extreme weather, strikes, or other unforeseen events beyond our control.

7. Governing Law & Jurisdiction
- These terms are governed by Greek law. Any disputes will be settled in the courts of Heraklion, Crete.
